Luxury Real Estate in Southern Corsica: Three Experts, One Question

Frédéric Montanaro, Raphaël Mallié and Marie-Josée Culioli-Vichera, you are the leading players in luxury real estate in Southern Corsica. After a lacklustre 2024, are you now seeing tangible signs of a recovery in the luxury real estate segment?

This spring has indeed seen renewed interest across the entire sector, particularly in the ‘Off Market’ segment, which includes the most exclusive properties. This has led us to diversify our information, communication and sourcing networks, as well as our marketing approach, particularly in the digital sphere.

This is because owners of exceptional properties are increasingly demanding in terms of confidentiality, which means we have to constantly innovate to remain competitive.

After a year marked by a certain wait-and-see attitude in 2024, linked in particular to the national political context, we have observed a gradual return of high-end buyers, both French and foreign, since the beginning of this year, as well as renewed interest in rare properties. Data collected through digital campaigns and discussions with colleagues on the French Riviera confirm the positive momentum in the luxury property segment.

After a first quarter in line with our forecasts, the dissolution of the National Assembly in spring 2024 led to several months of uncertainty, the effects of which were offset by the upturn in activity observed in the last quarter.

The first few months of 2025 confirm this recovery.

With the rise of remote working, the appeal of the Gulf of Ajaccio and the year-round quality of life it offers are such that today 50% of our transactions are for primary residences.

We are now very attentive to this notion of versatility in our prospecting and, in order to provide the best possible support to our clients, we will therefore be opening a new agency in the centre of Ajaccio in 2025.
